We’re on call…..Property Managers are assigned to specific accounts, make regular inspections, are on 24-hour emergency call 365 days a year and carry company cell phones with e-mail and text capabilities at all times. They are the tenant’s first call and respond in a timely manner to solve their problem whenever the call comes in. CPMG ensures that physical facilities and grounds are well-maintained at all times, contracts and supervises all repairs and building or tenant improvements, and manages hurricane preparations.
We’re accountable…..CPMG’s conceptual approach is ideal for both the investor and/or owner-occupied properties, where the mutual goal is cost-effective daily operation and attention to detail. This focus enhances the profitability of commercial real estate ownership. Profitability is measured and reported by CPMG’s Accounting department, utilizing Yardi Property Management software system. Monthly or quarterly financial reports are prepared for our clients with actual vs. budget variance analysis. Detailed budgets are prepared annually, and forecasting on an as-needed basis. Common Area Maintenance (CAM) or Operating Expenses (OE) reconciliations are calculated and billed during the first quarter of each year in order to maximize the owner’s property expense recovery.
